Day 261: Final (Pre-Handover) Inspection

home-final-inspectionWe originally had booked in for the final pre-handover inspection on Wednesday, but Metricon had to move it to today (Friday) as they wanted to get more painting fixes done before presenting to us.

It was busy at the house when we arrived with Simon, our Site Manager going over things with one of Metricon’s QA guys (Mick).  Theo from New Home Inspections (who was doing our independent inspection) was also there, and a few tradies doing maintenance works such as putting locks on doors.

Its been a few weeks since we have been inside the house and it was very exciting to see that we are so close to finishing. Having an independent inspector was good as he would pick up any structural or building regulation issues which we would not know about.  Theo did pick up a few items, one of the major ones was the surface finish and cracks in the garage which will need to be topped up with more cement concrete.

Armed with a box of red dots, we went through the house with Simon inspecting the finishes.  Anywhere we found a fault (eg paint blemish, cracks, holes, damage etc) we put a red dot so they can be fixed prior to PCI (Practical Completion Inspection). Metricon will have a combined list of defects from their QA person, New Home Inspections Report and our list of defects to fix next week.

It was good to see Simon pick up a few issues as well as it shows he wants us to have a quality house.  Some of the defects we found included:

  • Scratches in floorboard (hopefully these can be fixed up well).
  • Damaged fly wire screens.
  • Front door lock mechanism needed adjusting.
  • Light switch not working
  • Power switch plate had a white plate when it should have been a metal/chrome plate.
  • Scratch in powder room mirror.

Early next week will also see the final electrical items go in, including all the kitchen appliances, hot water system, outdoor fan and ducted vacuum.

Today was the first time we saw the stain on the stairs which has definitely finished off the stairs quite well.

Speaking with Simon, we are his last house in the Northern Suburbs.  Due to some changes at Metricon he is now working out in the East (around the Wantirna area).  Whoever has him now will be in good hands.

We also got the final invoice from Metricon’s office today.

We need to start packing soon….

Day 111: Pre-Plaster Inspection and Electrical Review

Construction inspectionWe were notified by our Metricon Site Manager, Simon yesterday that the house was ready for Pre-Plaster inspection either today or tomorrow.  I was able to get Theo from New Home Inspections (the same folks who did our Frame Inspection) in short notice to do the inspection today at 10.30am.  And by 4pm today I got the report.  How’s that for prompt service by the folks at New Home Inspections!  Needless to say, I have now forwarded the report to Simon to followup.

As part of the Pre-Plaster inspection, Theo went over the defects that were identified from the Frame Inspection to make sure they have been fixed satisfactorily according to the building standards.  Whilst some items from the Frame Inspection have been fixed, there are still some defects still outstanding.  Hopefully it won’t take too long for Metricon to get the remaining items from Frame Inspection fixed in addition to the new Pe-Plaster defects.

bob_the_builder-can_we_fix_itWe also did our own walkthrough of the electrical work ourselves yesterday evening to ensure the switches, powerpoints, data points and TV connections were at the right locations.  We identified 3 items that were not correct which Simon has already raised with the electricians today.

We are making good progress into the build.  But what is more important for us is the quality of the work and the integrity of the build is vital and  that any defects get addressed.  To build a house is not cheap, so we want to make sure it gets done right.  Fixing defects now will be easier (and cheaper) than fixing them later.

Independent Frame Inspection Completed Today

Construction inspectionToday Theo from New Home Inspections went on site this morning to do our independent frame inspection.  We received the written report in the afternoon which we have forwarded to Simon, our Site Manager, to resolve and fix.

The report summary stated the following:

“A check of the framework found that the walls had been plumbed to within their allowable tolerance and the trusses and joists were bearing and connected correctly onto the wall frames, generally, the framing materials are of a good quality and put together well. However the items detailed in the attached ‘Schedule of Building Defects’ require further rectification and/or justification prior to this home proceeding to the next stage.”

The report’s Schedule of Building Defects outlined 14 items that needed attention.  So far the interaction and the service provided by New Home Inspections has been good.  The above feedback from Theo on the quality of the building work so far has been positive and despite the 14 items raised, we have been reassured that these issues will be resolved. Having the independednt inspection done has provided us with peace of mind that another set of eyes have looked over the house.

Hopefully it won’t take Metricon too long to fix these defects in addition to those that may have been identified by their own building surveyors.

FRAME STAGE INSPECTION

This inspection is carried out after the frame has been approved by the private Building Surveyor who was appointed by your builder. It is a more detailed inspection than the one carried out by the builders surveyor (who would normally only take 10-20 minutes and may have several hundred jobs on for your builder at any one time!!), and includes-

  • The checking of the as-poured concrete slab for any exposed steel around its perimeter; any blow-out along its edges that will potentially block the cavity width; as well as for any bottom plate overhang which if not rectified will allow rotation of the walls bottom plates.

  • The finish of the concrete is also checked for excessive cracking and/or dusting.

  • Floor levelness is also checked across each storey (whenever clear and where possible).

  • The checking of the constructed wall frames for their compliance with the Building Code, their plumbness and the correct installation of their bracing.

  • The checking of the roof truss installation and bracing.

  • We also systematically go through the approved engineering design to ensure that the as-built structure is compliant whenever these have been supplied to us.
